Al Khawaneej 1 is a residential area located in Dubai. It is a sub-district of Al Khawaneej, a farming community in Dubai, and close to several other culturally diverse areas of Dubai, such as Al Warqaa and Mirdif. The Dubai government has invested heavily in the agricultural sector of the area and over the past few years, the community's population has grown significantly. For 3 to 4-bedroom villas, the price range is 136k to 166k a year, and they cover around 3,000 sq. ft., whereas a 5-bedroom villa in Al Khawaneej 1 may cost you up to AED 210k per annum. Transportation Options 

Al Khawaneej 1 is connected to the rest of Dubai through major highways. The area is primarily accessible via Al Khawaneej Road, which connects to Sheikh Mohammed Bin Zayed Road (E311) and Emirates Road (E611). Public transportation in Al Khawaneej 1 is limited, which might be a minor inconvenience. A few bus stations are on Al Khawaneej Street (D98) and Al Amardi Street, and some bus stops are at the D89 and D50 intersections. Al Khawaneej Walk is a beautiful neighbourhood mall with a supermarket, beauty salons, gym, & clinic that is ideal for shopping, meeting up, dining & unwinding. In July 2023, it was announced that a huge new mall would be built in Al Khawaneej, with 29 shops, a medical centre and more. In the meantime, there are a number of nearby malls, including Arabian Centre, Warqa Mall, City Centre Mirdif, Mirdif Mall and Etihad Mall.

Education 

Al Khawaneej 1 is a great place to live for families, as parents can easily find nurseries for their children. There are plenty of good options nearby, such as Emirates British Nursery, Creative Nest Nursery, Playhouse Nursery Dubai, and Crystal Valley Nursery. All of these nurseries are reputable names, and they are all within a 15-minute drive. 

You can also find many schools nearby, including GEMS Founders Mizhar School, around 4km and Emirates National Schools Dubai, at 5 km. Some other well-known names are Al Mawakeb School Al Khawaneej, GEMS Royal Dubai School, and Ajyal International School. All of these schools provide excellent educational opportunities for children of all ages.

Healthcare

There are some great healthcare facilities available nearby Al Khawaneej 1. The area is home to the popular Al Khawaneej Health Centre, which offers comprehensive healthcare packages, treatments, and specialised services. Osraty for Physiotherapy and Rehabilitation provide mental and physical therapy sessions to improve the quality of life. Some of the other medical facilities in nearby areas are the Dental Club Clinic, Medcare Medical Centre, and American Hospital Al Khawaneej Clinic. Amenities 

Al Khawaneej is an amazing community with plenty of amenities to offer. It is located close to Mirdif City Centre and The Yard by Meraas. Kohaj Supermarket is about a 3-minute drive from Al Khawaneej 1 for groceries or daily essentials. Some other supermarkets near Al Khawaneej 1 are AL TTAY SUPERMARKET, Lafi Supermarket, and Zam Zam Alamdina. All of these superstores are within a 10-minute drive from the community. 

Much of the community's population are Muslim, and there are a number of mosques around the area. Madina Masjid is located only a 2-minute drive away from the locality. Darussalam Mosque, Ahli Mosque, and Mosque Al Arqam are also nearby.

There are limited amenities available in Al Khawaneej 1, such as schools, hospitals, and shopping centres. But you can easily get these facilities at short driving distances.
