8 must-know tips for tenants looking for a new rental

Finding a new home is exciting, but it can also be a daunting task. When choosing your next home as a tenant, there are a few steps you can take to ensure that you find a great property that you'll enjoy.

To make sure you seal the right property, here are our 8 top tips for anyone looking to rent property in Dubai.

1. Do your research

If you’re considering renting a property in an area that you are not familiar with, then make sure you spend some time researching and checking it out first before committing to a property. Does it give you easy access to the areas of Dubai or facilities that interest you? What is the commute like to work? Do you like the surrounding shops, restaurants etc. By spending some time getting a feel for the area, you’re much more likely to rent a property in an area that you enjoy living in. 

2. Examine thoroughly

When viewing properties, make sure you check their condition and whether they have all the amenities that you are looking for. Is anything broken? Are the windows in good condition? Check the water pressure by turning on the shower etc. Be sure to check everything and bring a checklist with you.

3. Prepare your docs and finances

Whilst renting a property is relatively straightforward, make sure you are aware of the documents that you will require and the costs involved. Your real estate agent should be able to advise you on exactly what is required. You’ll need things like an Emirates ID and UAE bank account, and should be prepared for costs such as agency fees, DEWA deposits and ejari costs. 
 

4. Negotiate the best deal

Whilst Dubai’s rental market is highly competitive, there is sometimes room to negotiate a better deal on a rental property than is advertised online. This might be in the form of paying slightly less than the advertised price, or splitting the rent over multiple cheques. When looking at a rental property, discuss with your agent the best approach to the negotiation to help you secure the best deal on the property. 

5. Get it in writing

You should always have a lease agreement in place when renting a property and its important to ensure that this agreement includes everything that you talked about with the agent or landlord. Anything that isn’t in writing won’t be legally binding. So, if you have agreed any conditions of the tenancy, such as certain work to be completed prior to moving in, then make sure you have these in writing as part of the lease agreement.  

6. Know your rights

Make sure that you get the lowdown on tenants' rights when renting in Dubai. And if you spot any problems when moving in, let your agent or landlord know so that they can be resolved quickly. 

7. Speak up

Unless you tell your agent or landlord that the dishwasher isn't working, they wouldn't know. Depending on your lease agreement, one of the perks of being a tenant is that some issues will get fixed for free. So if there is a problem, don't be shy about asking the landlord to help get it resolved.  

8. Establish trust

Being a good tenant isn't just about paying the rent on time. Take care of the unit you’re renting. If you damage anything, own up to it. If you build a good relationship with your landlord, they will be more likely to help you if you have a problem or a request.
